Nine signs your Florida home needs rewiring

Rewiring is the most expensive thing most homeowners will ever ask an electrician to do, which is exactly why it gets oversold. Here is how to tell the difference between a house that genuinely needs new wiring and one that needs three specific repairs.

The signs that matter

1. Two-prong outlets throughout. No ground means no protective path for a fault. It is fixable circuit by circuit, but if it is the whole house, you are looking at wiring from an era with other problems too.

2. Cloth or rubber insulated cable. Go into the attic with a torch. If the cable jacket is fabric, or the insulation crumbles when you flex it, that circuit is at the end of its life.

3. Knob and tube. Ceramic knobs and tubes carrying single conductors through joists. Rare in Florida but present in older north Florida housing stock, and it does not coexist safely with modern insulation.

4. Aluminium branch circuits. Common in homes built between roughly 1965 and 1973. The aluminium itself is not the hazard; the connections are, because aluminium creeps and oxidises at terminations.

5. Warm or discoloured receptacles. Heat at a device means resistance at a connection. One warm outlet is a repair. Several across the house is a pattern.

6. Breakers tripping across multiple circuits. One circuit tripping is a circuit problem. Several tripping under normal use means the house has fewer circuits than the way you live requires.

7. Extension cords doing permanent work. If cords are running under rugs and behind furniture year-round, the house does not have enough outlets in the right places. That is a wiring design problem.

8. A burning or fishy smell near devices. Overheating plastic has a distinctive smell. Treat it as urgent, not as a scheduling item.

9. Your insurer or an inspection asked for it. Increasingly common with aluminium branch circuits and certain panel brands.

Three things that look like a rewire and are not

Flickering in one room. Almost always a single loose connection, usually at a backstabbed receptacle or a worn switch. It is a small repair.

One dead circuit. A break in one run gets traced and repaired. It says nothing about the other twenty circuits.

An old but intact panel. A panel from the eighties that tests fine and has capacity is not a reason to pull cable out of walls. Panels and branch wiring age separately.

Full rewire versus partial

Plenty of Florida houses need a partial. A kitchen that was remodelled without adding circuits, an addition wired on the cheap, or a second storey that never got proper grounding. Partial rewires are priced per room and per circuit, and they are frequently the right answer.

Aluminium branch circuits are the clearest case where remediation beats replacement. Treating every termination with the right connectors costs a fraction of a full rewire and addresses the actual failure mechanism. If someone quotes you a full rewire for aluminium without discussing remediation, get a second opinion.

Living in the house while it happens

Most families stay put. A competent crew works in zones so you keep power in the rooms they are not in that day, and the house is live again every evening. Ask for a room-by-room schedule before the job starts. If a contractor cannot produce one, they have not planned the job.

Ask also about wall openings. Small, square, consistently placed openings are a sign of someone who has done this often. Ragged holes in random places mean the patching bill will be a surprise.

Quick answers

How long does rewiring a Florida house take?

One to two weeks for a typical single-family home, depending on size, storeys and attic access. Slab-on-grade single-storey homes with good attic access go fastest.

Does rewiring require the drywall to come out?

Not usually. Most of the cable is fished through cavities and dropped from the attic. Openings are needed at devices and at direction changes, and a good crew keeps them small.

Will rewiring increase my home's value?

It removes an item that shows up in inspections and can hold up a sale. Buyers rarely pay a premium for it, but they very often deduct for its absence.
